How do I get started with We Rent SWFL?

What does property management cost?
Our fee structure is straightforward and we will walk you through it during your consultation. There are no hidden fees or surprise charges. Everything is spelled out in your management agreement before you sign anything. Reach out to schedule your free consultation.
How do you screen tenants?
Every applicant goes through a thorough screening process that includes credit history, criminal background, eviction history, employment verification, and rental references. We look for income at 2.5 to 3 times the monthly rent and evaluate each application against consistent, Fair Housing-compliant criteria.
How will I know what is happening with my property?
You will receive a detailed monthly statement showing all income and expenses. You also have 24/7 access to the owner portal where you can view reports, inspection records, and documents. We reach out directly any time something requires your attention or approval.
Who handles maintenance and repairs?
Tenants submit maintenance requests through our online portal or by phone. We triage each request, dispatch from our trusted vendor network, and notify you of any repair above your agreed approval threshold. Emergency repairs are handled immediately.
What happens if a tenant stops paying rent?
We follow a clear process: communication with the tenant, application of late fees per the lease, and if necessary the proper legal process under Florida landlord-tenant law. We keep you informed throughout and coordinate with legal counsel if it escalates.
Do you handle evictions?
We manage the eviction process and coordinate with a local attorney when needed. Florida has specific legal requirements and timelines. We know the process and handle it correctly to protect your interests.
