How do I request a repair?

What counts as an after-hours emergency?
- Broken water pipes or active leaks
- Toilets not flushing
- No water (see well water section if your property is on a well)
- A/C not working
- Loss of electricity
My A/C is not working — what should I check first?
- If the fan is running but not cooling: check the A/C filter. If dirty, replace it, shut the unit off, wait 8 hours, then restart.
- Check the A/C drain line. It can clog and trigger a system shutdown. Attach a shop vac and clear any buildup. If the system still does not work, call (239) 247-6955.
I have no hot water
Go to your electrical panel and check the hot water heater breaker. If it is off, wait 10 seconds and switch it back on. Allow about an hour for the system to heat up. If there is still no hot water, call (239) 247-6955.
My well water is not working
Toilet is running after flushing, or not flushing at all
Shut off the water supply valve on the wall behind the toilet. Call (239) 247-6955.
How do I clear my garbage disposal?
If there is no sound when you turn it on, press the RESET button on the underside of the disposal. If it hums but does not spin, unplug it under the sink, check for anything visibly lodged, and give the blades a gentle manual twist with a disposal wrench. Do not put your hand inside. Call (239) 247-6955 if it still does not work.
What can I not put down the drain if the property has a septic tank?
No grease, bleach, or drain cleaner. A small amount of bleach in the washing machine is fine. When in doubt, ask us.
My sprinklers are running at the wrong time
Check and reset the sprinkler timer to the approved schedule. If they still do not run correctly, turn them off or unplug the timer and call (239) 247-6955.
Who installs hurricane shutters?
It is the tenant’s responsibility to install and remove hurricane shutters. If you need assistance, call us at least 5 days before the expected landfall date to schedule a maintenance worker. The tenant is responsible for the associated cost.
Can I park on the elevated area in the front or rear of the property?
No. That area is typically where the septic tank and drain field are located. Parking on it can cause serious and costly damage.
